453 homes sold in June 2025, up (1.7978%) from 445 in May of 2024 (8 more homes sold in June than in May)
453 homes sold in June 2025, down (7.9268%) from 492 in June 2024 (39 fewer homes).
Average Days on Market (DOM):
June 2025: 29 days, up from May 2025.
Homes with no price changes: 16 days.
Homes with 1+ price changes: 57 days.
Sales Price vs. Offer Price:
Homes with no price changes: 99.6%.
Homes with 1+ price changes: 93.2%.
Median For-Sale Price: $448,500 vs. Median Sold Price: $427,000.
Bank-Owned Properties: 5 sold in June 2025, with Other Real Estate Owned (OREO) sales up from 2 in May.
Pending Sales: In June 540 homes went under contract (versus 482 Pending Sales in May), signaling potentially more closings July than June.
New Listings: 736 new properties were listed for sale.

Why am I sharing this? Recently, I've received numerous inquiries about the current state of the real estate market, which I would characterize as uncertain. Both buyers and sellers are navigating this unpredictability. As outlined in the listing brochure above, I provide a range of potential listing prices (and yes, for those outside Fresno, homes under $400,000 do still exist in California). During periods of market uncertainty, I recommend pricing toward the lower-middle end of this range to attract serious buyers and facilitate a smoother sale process. Even with low inventory levels, broader macroeconomic conditions can profoundly influence local market dynamics. Remember, real estate is inherently local.
