Key Highlights:
Median Sold Price: decreased to $405,000 in December 2025, down from $429,589 in November 2025 (-5.73%).
Homes Sold:
425 homes sold in December 2025, up (10.97%) from 383 in November 2025 (42 more homes sold in December than in November)
425 homes sold in December 2025, up (12.73%) from 377 in December 2024 (48 more homes).
Average Days on Market (DOM):
December 2025: 45 days, up from November 2025 (43).
Homes with no price changes: 22 days.
Homes with 1+ price changes: 73 days.
Sales Price vs. Offer Price:
Homes with no price changes: 99.1%.
Homes with 1+ price changes: 93.4%.
Median For-Sale Price: $430,000 vs. Median Sold Price: $405,000.
Bank-Owned Properties: 1 sold in December 2025, flat from November.

Market Insight:
Supply appears to be gradually increasing in the Fresno and Clovis markets. With the Months’ Supply of Inventory at 3.1 months (up from November), the market remains competitive and continues to slightly favor sellers. The drop in pending sales and the level of new listings suggest a potential slight decrease in closings for January compared to December.
Commentary:
The Fresno and Clovis housing markets exceeded my expectations in 2025. Heading into the year, with 2024 closings of 5,187 single-family residential homes and condo sales across both cities, and amid considerable uncertainty, I anticipated a flat market or perhaps a slight decline in volume.
Seeing an increase, even a modest 2.7%, was encouraging. The headwinds from 2024, including the major changes to how real estate commissions are negotiated, persistently elevated interest rates, and broader economic concerns, created a cautious atmosphere for many in the industry.
I expected transactions to drag out longer as buyers and sellers navigated the new rules around buyer-agent compensation. Yet the market proved resilient, and it appears the public has adapted to the current rate environment.
For a bit of perspective: When I purchased my last home in 2007, my rate was just under 7.5%, and the purchase price was $435,000 above the current median in Fresno and Clovis. My parents faced rates over 17.5% when they moved here in 1981. In that context, today's rates hovering just over 6% feel far more manageable.
On a personal note, Jared Martin & Associates closed 48 homes in 2025, up from 44 in 2024. We're still off our 2019, recent high, of 98, but the upward trajectory is clear and motivating.
Looking ahead to 2026, I expect continued growth in total sales across Fresno and Clovis, more than we saw in 2025. I don't anticipate a dramatic 5%+ jump, but a solid 3-4% increase wouldn't surprise me at all, assuming rates remain stable and inventory gradually improves.
