    • 509 homes sold in July 2025, up  (11.3786%) from 457 in June of 2025 (52 more homes sold in July than in June)

    • 509  homes sold in July 2025, down (-2.6769%)  from 523 in July  2024 (14 fewer homes).

  • Average Days on Market (DOM):

    • July 2025: 29 days, flat from June 2025.

    • Homes with no price changes: 17 days.

    • Homes with 1+ price changes: 52 days.

  • Sales Price vs. Offer Price:

    • Homes with no price changes: 99.0%.

    • Homes with 1+ price changes: 96.6%.

  • Median For-Sale Price: $445,695 vs. Median Sold Price: $429,999.

  • Bank-Owned Properties: 1 sold in July 2025, with Other Real Estate Owned (OREO) sales down from 5 sold in June 2025.

  • Pending Sales: In July 508 homes went under contract (versus 482 Pending Sales in May), signaling potentially more closings July than June.

  • New Listings: 675 new properties were listed for sale.

Market Insight:

The Fresno and Clovis housing markets continue to grapple with limited inventory, though supply is slowly increasing. With the Months’ Supply of Inventory at 2.5 months, the market remains competitive and continues to favor sellers. Pending sales and new listings suggest that sales activity in August will remain flat compared to July. Field observations indicate that homes are selling more slowly, inventory levels are rising, and multiple-offer situations are not as common.

Commentary: The Art of Previewing Homes

In 2001, I began my real estate career with a clear, hands-on approach. Over coffee, I would listen attentively to buyers, taking time to understand their dreams, needs, and what genuinely brought them joy. From there, I moved into action, previewing properties to find the ideal match. During showings, I became a true matchmaker, presenting homes that captured each buyer’s unique vision and lifestyle.

For much of the past 20 years, the market has been a rollercoaster, characterized by tight inventory and a frenetic pace, changing the game. Buyers often had to make snap decisions, submitting offers on homes they’d barely seen. That whirlwind sidelined a skill I’ve always appreciated: the art of truly listening.

The real estate market is evolving, and I'm excited to see the momentum shifting. With homes staying on the market longer (albeit just a bit longer) and more options available, property previewing is poised for a comeback. By touring properties, exploring spaces, and envisioning which one will spark joy for a buyer, REALTORS® can reconnect with the heart of their craft: listening closely to clients' needs and presenting the best possible options. Previewing not only sharpens a REALTOR’S® expertise but also ensures clients find more than just a house, a place they can truly call home.
