Factors like year-end bonuses, tax incentives, and holiday-driven relocations play a role, but the data speaks louder.

Monthly sales figures are drawn directly from the AgentMetrics® Fresno/Clovis Sales Tracking report, which captures closed residential transactions—including single-family homes and condominiums—spanning recent years. These reflect completed closings, typically following 30–45 days of market exposure prior to finalization. A detailed breakdown follows below.

Based on this non-scientific but data-driven analysis, the peak selling season runs from February through August, when monthly closings average 500+, driven by spring/summer momentum and steady inventory turnover. Conversely, September through January sees softer demand (averaging ~450–470 closings), making it a potentially advantageous window for buyers to negotiate and close with less competition.
Of course, the "best" time depends on your personal timeline, property type, and market conditions—like the tight 1.9 months' supply we saw in March 2025.
